The flexibility of the Alternative Overdraft is demonstrated in this case study. In this situation, a client had acquired a development site with planning permission. However, the client had reservations about the limitations of standard development financing. These concerns included the staged payments, elevated interest rates, and the burden of additional costs, such as frequent site inspections. As a result, the client sought an overdraft in order to provide the flexibility they needed. The financing solution was structured by securing a loan against three buy-to-let investment properties at 70% Loan-to-value (LTV). The client’s exit strategy was focused around the future refinancing of the two houses post-construction completion.

Term Loans

In this case study, we are able to show that by utilising our Term Loan, the client was able to extend their development timeline to meet planning requirements. The client realised that a 12-month facility was insufficient in this case, and the borrower required planning approval for the property before starting construction work. As a result, they sought alternative financing. This Term Loan was secured as a first charge across the clients’ three properties in North West London. It provided the client with the necessary financial flexibility and addressed their time-based constraints. Consequently, the Term Loan not only provided the necessary funds, but also offered the critical time for the client to carry out the planned work on the properties.
