We provide regulated and non-regulated bridging loans in England, Scotland and Wales. One key benefit of using our Alternative Bridging Loans is the speed of receiving the funding. Obtaining a traditional mortgage can involve weeks or months of waiting and processing of paperwork. However, bridging loans are typically approved far more quickly. This makes them ideal for fast-paced situations, such as purchasing a property at auction where a quick decision is required. Additionally, bridging loans offer great flexibility. Bridging Loans

We offer Regulated, Residential, Commercial and Light Refurbishment Loans up to £10M for 3 to 24 months. These loans are flexible short-term property finance solutions designed for property purchase, improvement or to unlock working capital.

Residential Bridging Loans with Fewer Hoops

Our Residential Bridging Loans are short-term loans designed for use on a range of residential properties. These loans can be secured on residential investments, student accommodation and HMOs.

Residential Bridging Loans are available for up to 24 months and available for individuals, partnerships, limited companies and LLPs, including some offshore entities. They have an LTV of up to 75% on first charge and are available in the amount of £150k to £3.5m.

Specialist Commercial Bridging Loans

Commercial Bridging Loans provide property funding for a variety of commercial, industrial and residential premises and land with planning permission. As an alternative to a commercial mortgage, these loans give swift access to capital for buying or renovating property. Like Residential Bridging Loans, they can also be used for refinancing purposes as well as releasing equity or working capital.

Commercial Bridging Loans are available for 3-24 months in the amount of £150k – £3.5m. They are commonly secured against office buildings, retail units, industrial premises, hotels, residential properties and residential land with planning permission.

Light Refurbishment Loans – make light work of property refurbs

For smaller projects that do not require planning permission, our Light Refurbishment Loans are ideal. These loans are commonly used for improvements to commercial and residential properties, including buy-to-let’s, retail, offices, student accommodation and HMOs. These loans are available for 3-24 months in the amount of £250k to £3.5m.

 

Development Finance

Our Development Finance Loans are designed for the purchase or refinance of property. They can also be used to cover site costs, construction expenses, interest and fees. These loans can be secured against residential and commercial development projects.

Our Development Finance Loans include the Development Loan, Regulated Development Finance and Heavy Refurbishment Loan.

Development Loans shouldn’t be difficult or confusing

Our Development Loans cover a range of residential, commercial and industrial building projects. They can be used for construction, renovation and for covering fees and interest associated with construction projects. Our Development Loans also allow developers to re-finance or release working capital from ongoing projects.

Heavy Refurbishment Loans – Fast funding for major makeovers

Heavy Refurbishment Loans are ideal for making substantial changes to the property, such as structural reconfiguration and extensions requiring planning permission. These are commonly used for converting commercial premises into residential investment use.

 

Specialist Lending

Truly flexible Alternative Overdraft

The Alternative Overdraft is an innovative product which provides liquidity whenever it is required. It is ideal for site acquisitions, property auction purchases and funding development projects. These loans are available for between £250k and £2m. The loan allows multiple drawdowns when required and can be repaid or redrawn repeatedly.

Keep cool with our Term Loan

Our Alternative Term Loan is interest only and has no early repayment changes. These loans have a term length of 3-5 years and provide secure funding for investment in residential and commercial property. The loans are available for up to 65% of valuation and as income improves and the value of the property increases, additional advances can be made.

PartX Property Finance

PartX Property Finance offers a part exchange of old homes for new and is proving to be very popular with buyers and developers. This arrangement allows the developer to complete a sale quickly at full value. It is also a win-win situation for the owners of the part exchange property who are also able to sell their property at full value. This also removes the stressful process of trying to find a buyer, taking the hassle out of moving house. For buyers, there’s no chain to hold up the completion of their purchase and they can move into their new home quickly.
