Property Refurbishment loans are short term loans for refurbishments that do NOT require planning permission; for example flat and house refurbishment, retail, industrial and office improvements. These types of loans can be used for flat and house refurbishment, AST investments, student accommodation and HMOs.

We offer both heavy and light refurbishment loans
Our home refurbishment loans can support refurbishment works on any existing structure including renovation, conversion or extension building projects. Our refurbishment loans allow for light or heavy refurbishment works. Unlike Heavy Refurbishment works that do require planning permission our light refurbishment works do not require any planning permission.
There are some exceptions for which we generally do not offer short term light refurbishment finance on. These typically relate to the more unusual or agricultural end of the market and include:
- Farms, stables, kennels and equestrian centres or other agricultural holdings
- Non-conforming, remote or unusual properties
- Leaseholds with less than 50 years remaining on the lease (85 years for 75% LTV)
- Grade 1 listed buildings
In certain instances, for example where a larger holding includes one of the above as a small part of it, we may, depending on the project and borrower specifics, be able to make an exception, so treat the above list as indicative and call us to explore your project finance.
For first charges our Light Refurbishment loans start at £250,000 and the maximum loan is £3,500,000.
The loan to Gross Development Value (LTGDV) is up to 70%. As noted above, these terms are indicative, so please get in touch to discuss your project with us. Depending on your circumstances, the property, the projected value etc., we may be able to vary amounts and terms.
