Alternative Overdraft Loan -£1.5m secured by client’s buy-to-let portfolio

The Issue

The Alternative Overdraft loan is a flexible drawdown facility that can be secured across multiple assets to provide a loan for business cashflow. This was the case with a client we recently worked with who was the owner of a diverse buy-to-let portfolio that included properties situated in various locations such as London, Essex, and the south coast. The total value of the portfolio was assessed to be £1.5 million, encompassing properties with both first and second charges.

The client’s ultimate goal was to refinance their buy-to-let portfolio through a standard term deal, with the funds from this refinancing then being used to repay the overdraft facility.

The Remedy

The client secured an overdraft loan against their buy-to-let portfolio to meet their immediate business cashflow requirements. The primary objective was to invest funds into their business, enabling them to cover day-to-day operational expenses and acquire inventory for the company.

The loan was processed quickly and completed within of three weeks from the moment the initial inquiry was received. This expedited process enabled the client to promptly access the much-needed funds, ensuring smooth continuity of their business operations.

The Outcome

A notable aspect of this particular case was that all the properties within the buy-to-let portfolio were tenanted and generating a steady income. The consistent income stream provided by these properties allowed the client to effectively service the loan. Consequently, the client was able to secure the maximum net advance possible, eliminating the necessity for retained interest.

This case serves as a prime example of the successful utilisation of a buy-to-let portfolio as collateral to secure a loan for business cashflow purposes. By leveraging their property assets, the client promptly obtained the funds they needed to address their immediate financial needs, while also implementing a sustainable repayment strategy to ensure long-term financial stability.
